What is the difference between a 3-season room and 4-season room? While there are many differences in features and cost, the function can be similar depending on the climate you live in.

When you live in the Carolina’s (Charlotte, NC), the climate is rarely extremely cold and when it is extremely hot, a roof takes a lot of the bite out of the heat. A 4-season room would typically be additional heated living area (HLA) and have air conditioning as well. By most building codes, this also requires that a remodeling contractor insulate the ceiling, walls, and floors. It also makes it necessary to do a termite treatment, install a vapor barrier, temper any glass that is too close to the floor or doors, etc… All of these requirements drive up the cost to perhaps $150 – $200 per square foot depending on how large the space is and how many features you want included in the construction. One of the more common asked questions these days is “does it make sense or can you convert a screen porch into heated living space or a sunroom? There are actually several good reasons to do this.

First, if your screen porch is well built, a lot of cost has already been absorbed. What I mean by this is the roof is already paid for and attached to your home and if the right builder did it, it should appear to be part of the homes original architecture.  In addition, your flooring system has already begun and you can simply add to the structure to add tile, hardwood, or carpeting. Finally, your wall system has already begun because you have several posts already constructed. You can simply add framing lumber to build out the walls and then purchase insulation, windows, and drywall. Many times the screen porch is already an ideal size for a room additon.

   Even if your current screen porch is not large enough to accomodate what you are looking for in a sunroom or heated living space, you can expand it and still take advantage of the original investement. Designing and building a room addition in Charlotte

Archadeck of Charlotte was recently hired to design and build a large room addition in Charlotte, NC. The client’s objective was to design a room for an aging parent. The more we found out about the circumstances the customer was going through, the more sense it made why they were doing this. The cost of health care for assisted living is so high that the room addition will pay for itself in 2 years. In addition, the value that it adds to their home will bring a large return. This investment on this remodeling project will actually save them the on-going expense of assisted living and provide a great return on investment!
